Pinellas County FLorida - One of the great parts about living in Pinellas County and the Clearwater - St Petersburg area for 18 years is you really get to know a lot of business people and service providers.  I have personally been in several  Pinellas County car accidents in the last few years (none my fault in case you were wondering) and unfortunately there are lots of things I didn't know until I was (1)  injured in an auto accident  and (2) experienced bad auto accident care and advice! Whether you or a loved one has been in a car crashtruck accidents or suffer from motorcycle injuries - you need this info because I can tell you that when someone you care about is injured in one of these kinds of traffic accidents it's not overreacting in my humble opinion to contact a caring, experienced Pinellas County Personal Injury Attorneys to be YOUR advocate!! Like most crisis - it's always helpful if you've done your research and have a plan BEFORE you have to ask these questions while you're still in shock like:

Clearwater Car Crash, Fender Benders & Truck Accidents - Oh my!

When I was in my first car crash several years ago (a car ran a red light and side swiped me in an intersection where I did a 180 degree turn and totaled my car I actually was able by some blessing to walk away - many people aren't so lucky) I thought it was no big deal physically - even though I knew my car was totalled.

Luckily I did know enough to see a doctor immediately for a check up regardless of how I felt. I come from a family that believes if you aren't bleeding or throwing up you're fine (Can anyone else relate?) - well based on that criteria I was fine...only I wasn't. Unfortunately I went to my primary care physician for a check up and he refered me to what I would say is the "puppy mills" for people who have been personally injured in a car accident. 

I did some things right - I had seen a doctor and followed his advice on the next step - however I made the mistake of not getting an experienced personal injury attorney working as my advocate and looking out for me from the beginning. Thankfully a friend referred me to one of the best accident injury lawyers in Pinellas County while I was still having appointments in the "puppy mill" process.

I think I was like most people in car accidents (or traffic collision, pedestrian accidents, motorcycle or truck crashes), I'm not someone looking to sue anyone and I also didn't want to spend money talking to a lawyer - even if I did want to get their opinion. I didn't know that they get paid like I get paid as a realtor - ultimately if we can achieve a successful outcome we get paid. I'm so glad I know a better now.  

The result - the experience that followed was like night and day. I was ultimately able to get the care and injury rehabilitation that I needed. I have to say that I also learned getting treated by  

Clearwater's best spine and rehabilitation treatment center makes all the difference (but that's a story for another post)

Things To Do When you're in a Car Accidents in Pinellas County 

  1. When possible, photograph all damage to you, the car, the others involved in all cars as well and anything else that makes sense. (Consider keeping a disposable camera in your glove compartment - be prepared)   
  2. It's always best to call the local police, no matter how minor you believe the crash to be and make sure they  
  3. Get a copy of the Drivers' Exchange Information Form from police
  4. Get all the insurance documentation regarding your own car and/or the car you were riding in
  5. Talk to a lawyer and seek legal advice as soon as possible to ensure that your rights are preserved
  6. I've been told it's essential to have a medical evaluation at the first sign of injury following a traffic collision.

We wanted to share what our most recent Clearwater Florida home buyers felt working with us was a great experience - especially being out-of-town, Florida second home buyers!

These luxury home buyers contacted us from our Clearwater FL Real Estate and Community blog in early September and shared their dream of wanting to purchase their vacation home in the Clearwater Florida area. Clearwater Florida Property Tax Changes should Help Clearwater Beach Condo Investors and Vacation Home Owners

Clearwater Florida Real Estate may see needed tax relief. Tallahassee finally made some progress today on the on-going debate about Florida’s Property taxes that could actually help our Clearwater beach real estate market, or Clearwater businesses and those Clearwater families who have outgrown their home or need to down-size.

While many Clearwater Beach condo owners will debate it’s too little and others will say it’s just the first step – at least here in Clearwater Beach, Sand Key and Island Estates many of the vacation condo owners and second home owners are going to see additional property tax relief – and it couldn’t come at a better time for many of them.

Island Estates Condos on the water in Clearwater FLoridaFor example these proposed changes address property taxes for the second home owner, vacation beach condo owners and the Clearwater Florida real estate investor by capping their annual property tax increase to 10% (even though many had wanted to see this capped at 5%) which is an improvement and under the new plan they will be seeing some relief and getting some peace of mind. 

I am also happy to see Property Tax Portability addressed. I have seen too many Clearwater and Clearwater Beach home owners trapped in their current homes and condos because of this.

One example is an elderly couple we know living in Clearwater who approached us about down-sizing due to failing health. When we did the actual analysis for them we found that if they down-sized their Clearwater home their expenses wouldn’t change because buying a Clearwater condo half as expensive would have been countered with the huge increase in property taxes. I believe this is a positive step forward, especially for older home owners.

The real questions for me are how much will the homestead exemptions and double exemptions really mean in savings to someone like me. The initial analysis by experts says very little. I’ll have to do some more investigating as the details unfold.

Clearwater Beach Florida Property Update | 4 Key Property Tax Proposals

These 4 measures below were approved and are on their way to being to put on the January 29th ballot as a new constitutional amendment.   

  1. Portability. Those who qualify to Homestead (it’s your primary residence) will be able to take up to $500,000 of Save Our Homes protections to a new home purchase.  If you buy a less expensive home then the amount would be pro-rated. This would applies to all property taxes. 
  2. Double homestead exemption. If  you Homestead you can get a second $25,000 exemption on the assessed value on the value of your homes over $50,000. Note: This does not apply to school taxes. 
  3. A Tangible personal property tax exemption. Businesses could now get a break on taxes paid on equipment.  
  4. 10% annual cap on Property Assessments for all Commercial and Non-Homesteaded property. For those who don’t qualify for homestead exemptions (for example vacation home owners, real estate investors, businesses) Property assessments could increase by not more than 10% each year on non-homestead property.

Clearwater Roofing Contractor Explains Expensive New Florida Roof Codes 

Piggy bankToday October 1,2007 – Clearwater Florida homeowners saw roof prices for their homes sky rocket. Anyone putting a new roof on a Clearwater home or condo (association) may have to break open your piggy bank to pay for your new roof since new Florida House Bill 7057 goes into effect tomorrow.

The bill had great intentions and was designed to make Clearwater Florida homes safer and more secure in hurricanes. The end result is that all homes getting new roofs after October 1st.now need added materials, reinforcement and labor which will add anywhere from 15% to 50% to the cost of a new roof for your Clearwater home. Most agree it will be closer to 30% on average.   

IMG_1505I met with local Clearwater Roofing Company expert, Matt Cetta, Owner and CEO of Metro Roofing and asked him to give our readers the straight scoop on these new law changes that were just passed focusing on Hurricane Mitigation retro-fitting of roofs in Florida.

Matt Cetta, who is also Certified with the My Safe Florida Program, explained the effects of the new law on home owners are that,

Homes assessed under $300,000 they will be required to have their new roof re-nailed to new code requirements and use a new waterproofing membrane which may increase the price of replacing their roof by an additional 15–30%. 

Homes that are assessed for $300,000 and greater will now require gable braces and truss straps which will increase the cost to replace these roofs by 30–50%.”

Also Matt reminds us “that if you’ve had a recent quote, realize that the new cost will be hire by maybe 50%.”

Fun Things to do on the Blue Tampa Bay Waterfront  

IMG_2936I was driving the other day from Pinellas County, heading over the Gandy Bridge and Tampa Bay to South Tampa when I was reminded of one of my favorite past times – paddling. 

No I’m not talking about “paddling” as in spanking, though I must say I received a few of those in my youth.  Paddling is what locals call “kayaking” around here in the Clearwater | Saint Petersburg Florida area.  Pinellas County is actually surrounded on three sides by water  (the Gulf of Mexico and Tampa Bay) which is why we are blessed with so many blue backyards and so kayaking is one of the popular ways of sightseeing or even flats fishing when you’re looking for a relaxing eco-friendly day – now that’s my kind of Green Living.

So what jogged my memories? Seeing Dave Camp and the guys from Sweetwater Kayaks helping some local kayakers put in to the mangroves along the side of the road and off into the waters of Tampa Bay. I have to confess I was even running a little late to a friends wedding and couldn’t resist quickly pulling off the side of the road for a few shots and a quick video interview . In my previous article, Sandpearl Condos & Luxury Resort Boat Docks Questioned by Home owners in Clearwater Beach FL, I discussed that not all Clearwater  and Clearwater Beach Residents were happy when JMC Corporation and Mike Cheezam proposed Clearwater Beach Boat Docks on Mandalay Ave.
